One-Level Living in Beverly Woods: What a South Park Downsizer Should Look For

If you want to downsize without leaving South Park, Beverly Woods is worth a look for one-level living. It has ranch homes, but only a few come up at a time, so you'll want to know exactly what you're looking for before one hits the market.

Quick Answer: Beverly Woods, in the South Park area of Charlotte, has ranches, split-levels, and expanded two-story homes, on lots that average about 0.35 acres, according to Palmetto Park. The same source puts the median sale price at $825,000 over the last 12 months, with active listings from $650,000 to $1.3 million. Jennifer Ledford of The Ledford Group at eXp Realty says a downsizer should define "one-level" first, then watch for the few homes that meet it.

I'm Jennifer Ledford with The Ledford Group at eXp Realty, and I help downsizers in South Park and across the Charlotte Metro. Many of them tell me, "I have too much home." They don't want to give up their lifestyle. They want less to maintain. Here's how I'd approach Beverly Woods.

Does Beverly Woods have one-story homes?

Yes, but not many at once. Palmetto Park describes the neighborhood as mostly single-family homes with mid-century and traditional Charlotte design, including ranches, split-levels, and expanded two-story homes, many with brick exteriors. When I checked, the site showed 3 active listings and 7 pending, as of September 2026. It doesn't say how many of those are one-level.

That's third-party data, not MLS, so ask me for a current list before you rely on it.

What does "one-level" really mean?

It's worth deciding before you tour. I'd check these in every home:

- The primary bedroom and bath are on the main floor.

- There are no steps from the driveway or garage into the house.

- The laundry is on the main level.

- Doorways and hallways are wide enough to move through easily.

A ranch isn't always one-level in practice. Some have a step down into the den or a few steps at the front door. Walk the whole house and count the steps.

What do Beverly Woods homes cost?

Palmetto Park reports a median sale price of $825,000 over the trailing 12 months, with active listings from $650,000 to $1.3 million. It also reports prices up 5.1% over a year and 32% over three years. Those figures come from a listing site, so I'd confirm them against Canopy MLS before you build a plan around them.

Beverly Woods lots average about 0.35 acres, per the same site. That's a lot of yard for a downsizer, so ask who does the mowing and whether the lot has fencing, slopes, or steps in the yard.

How do I afford the move if I'm selling a bigger home first?

Many downsizers have more equity than they think. Moving from a $1,000,000 home to an $825,000 one, for example, may leave enough to cover closing costs and the move. Run your real numbers first.

The bigger question is timing. A lot of downsizers say they don't want this to drag on for months. You have two paths. You can sell first and rent or stay somewhere while you search, or you can buy first and sell after. Each one has trade-offs, and your lender can tell you what's possible. I'd decide this before you tour, so you can move quickly when the right home appears.

What's daily life like around Beverly Woods?

Beverly Woods sits in the established South Park area, with access to I-77 and the area's shopping and dining. Rooster's Wood-Fired Kitchen on Morrison Boulevard is a Charlotte favorite with a lively patio. Mano Bella is a small Italian spot with a fresh pasta market attached. Phillips Place and the Morrison Boulevard corridor are close by for shopping.

For a walk, Freedom Park has trails, a creek, and open fields, and the McMullen Creek Greenway is a paved trail that connects south Charlotte neighborhoods. South Park is walkable by Charlotte standards, and you can park once and spend a full day without getting back in the car.

What should a downsizer do first?

Start with a conversation, not a showing. I'll want to know what "one-level" means to you, what you'd pay, and when you'd like to move. Then I can watch for the few homes that fit and call you before they're gone.
