Sell your home for the real number

I don't price your home to make you feel good today. I price it to get you paid. Here is exactly how that works.

The short answer

To sell a home in the Charlotte Metro for top dollar, price it from real sales data on day one, launch with full marketing, and negotiate from that same data when offers come in. That is my process for every listing, from first homes to $1.5M+ estates in Marvin, Weddington, and South Park.

The seller process

Five steps, no guessing

You will know what I am doing at every step, because I don't wing it.

What Is My Home Worth?
  1. Real pricing, day oneThe actual data, not the number you want to hear, with every comparable sale explained.
  2. Full-service marketingPhotos, video, a page for your home, social, email, and ads. Not a sign in the yard and a prayer.
  3. Open house honestyUsed where they help, never sold to you as the strategy.
  4. Negotiation with a planWe negotiate off the data from day one, not off panic when a low offer shows up.
  5. Closing without surprisesInspections, appraisal, and deadlines tracked and double-checked.

Most of my sellers are also buying. We plan the timing of both sides together, so you are not stuck with two mortgages or two moves. If you are simplifying after a life change, see my downsizing guide.

Questions people ask

Frequently Asked Questions

How do you decide what my home should list for?

I pull recent closed sales near you, the homes you will compete with right now, and what buyers are paying per square foot. You see all of it, and I explain why the number is the number.

Why do the first 14 days on the market matter so much?

New listings get the most attention from buyers and their agents. If the price is off in the first two weeks, buyers move on and the home can sit, which usually leads to price drops and a lower final sale.

Will you hold an open house?

When it helps, yes. Only about 3% of homes sell at an open house, so I use them as one tool, not as the whole plan.

What does marketing include?

Professional photos, a video tour, a dedicated web page for your home, social media and email campaigns, and targeted Facebook ads, plus MLS exposure to every agent in the area.
