If your priority is the biggest lot, Bromley is the one to look at first. If you want a polished custom home on a smaller lot with more recent sales to compare, Hadley Park is worth a close look. Both are in Weddington, and the difference shows up in the numbers.
Quick Answer: Bromley in Weddington averages about a one-acre lot and has a typical price range of $1.1 million to $2.3 million, according to Palmetto Park's neighborhood page. Hadley Park averages about 0.43 acres, with recent sales from $1,210,000 to $1,780,000. Jennifer Ledford of The Ledford Group at eXp Realty says the lot size and the time on market are the two numbers to compare before you tour either one.
I'm Jennifer Ledford with The Ledford Group at eXp Realty, and I work with buyers across Weddington, Marvin, and the south Charlotte area. Here's how I'd tell these two apart.
How do the lots compare?
Palmetto Park's Bromley page shows an average lot size of about one acre, with a median year built of 2015 and homes built mostly between 2008 and 2018. Its Hadley Park page shows an average lot of about 0.43 acres, with homes built from 2005 through 2026.
That's more than double the land in Bromley. It also means more to mow, more to maintain, and more distance between you and the neighbors. A bigger lot doesn't always mean a usable one, though, so ask for a survey. Slopes, ponds, and setbacks can shrink the flat part you can build a pool on.
What do the homes look like?
Bromley homes average about 4.7 bedrooms and 4.1 bathrooms, according to the same source. It describes them as custom estates with screened porches, covered terraces, bonus rooms, and heated pools.
Hadley Park homes run 3,500 to 5,300 square feet, with four or five bedrooms. Features include three-car garages, coffered ceilings, screened porches, and often pools or outdoor kitchens. Homes there span 2005 to 2026, so check the year built on each one.
What do they cost?
The Bromley page lists a typical range of $1.1 million to $2.3 million and a median sale price of $1,550,000. Hadley Park's page shows recent sales from $1,210,000 to $1,780,000, a median of $1,475,000, and one active listing at $1,708,250.
For context, Canopy MLS August 2026 data for the whole town of Weddington showed a median sale price of $1,558,808, with homes taking 47 days to sell. Both neighborhoods sit right with the town median.
How long do homes take to sell?
Palmetto Park shows a typical 167 days on market in Bromley and 81 days in Hadley Park. Take these with care. Each neighborhood had only a few sales in the past year, and one slow sale can pull the average up.
Still, a bigger, pricier home on an acre can take longer to find its buyer. If you're buying in Bromley, that can mean room to negotiate. If you're selling there, pricing right from day one matters even more.
What about schools and daily life?
Palmetto Park lists Bromley with Antioch Elementary, Weddington Middle, and Weddington High, and Hadley Park with Weddington Elementary, Weddington Middle, and Weddington High. School assignments follow the address and can change, so confirm each home with Union County Public Schools before you count on it.
For daily life, both are close to the Providence Road, I-485, and Waverly shopping corridor, and both list walking trails and community ponds. Weddington Swim & Racquet Club has tennis, pickleball, and an outdoor pool. Weddington Optimist Park has about 50 acres of youth sports fields. For dinner, buyers go to 131 MAIN or Little Mama's Italian, and Downtown Waxhaw's Main Street is about 10 minutes away.
How would I choose?
I'd start with three questions. How much land do you want to maintain? What monthly payment does a $1.5 million home mean at today's rate, with taxes and insurance? And how long are you willing to wait to sell later?
Then I'd tour one of each on the same day. If you'd like help, call me at 704-607-6996 and I'll pull closed sales for the streets you like.
