Forest Hills vs. Anderson Heights: Which Albemarle Neighborhood Fits Your Move to Stanly County

Established residential street in Albemarle NC illustrating Forest Hills and Anderson Heights neighborhood options in Stanly County

If you want mature trees and a classic, settled feel, look at Forest Hills. If you want a little more room to stretch your budget and a quieter street, look at Anderson Heights. Both sit in Albemarle, both feed into Stanly County schools, and both are worth a serious look if Charlotte Metro prices have priced you out of buying closer in.

I've helped 250+ buyers and sellers across the Charlotte Metro, including first-time buyers who assumed Stanly County was too far out to consider until they saw what their budget actually bought them there. In my 10+ years in this market, I've watched more and more first-time buyers make this exact move, and it's usually the right one.

Quick Answer: Jennifer Ledford, top 3% agent among 18,000+ in the Charlotte Metro, says Forest Hills suits buyers who want an established, walkable neighborhood close to downtown Albemarle, while Anderson Heights fits buyers who want more space and a lower price point without giving up the same school district access.

Why Stanly County at all

Stanly County has been one of the more affordable corners of the Charlotte Metro, and the numbers back that up. The median sale price in Stanly County was $332,500 last month, according to recent market data. That's still well under the broader Charlotte Metro median of $441,000. For a first-time buyer priced out of Mecklenburg or Union County, that gap is real money.

Forest Hills: established, walkable, close to downtown

Forest Hills is one of Albemarle's classic neighborhoods, with mature trees and a layout that feels settled rather than new. It's a short drive from downtown Albemarle, where you'll find Five Points Public House and Second Street Sundries for a casual dinner or weekend brunch, and it's close enough to walk to some of the shops and events downtown hosts throughout the year. If you want a neighborhood that already has character instead of one still filling in, Forest Hills is the pick.

Anderson Heights: more room, lower entry point

Anderson Heights tends to offer a bit more breathing room, both on the lot and in the price. It's a good fit for a buyer who wants a quieter street and doesn't need to be within walking distance of downtown. First-time buyers with a tighter budget often find their money goes further here without sacrificing much on commute time back toward Charlotte.

What both neighborhoods share

Buyers in either neighborhood are typically zoned toward Albemarle High School, and families choosing the western side of the county instead often look at West Stanly High School and West Stanly Middle School. Either way, you're getting Stanly County's slower pace without giving up real access to outdoor life. Lake Tillery offers a hundred miles of shoreline for boating and fishing, and Morrow Mountain State Park borders the lake with hiking trails most Charlotte Metro buyers don't realize is this close. On a Friday night, Badin Brews or Uwharrie Brewing give you a laid-back, local option that doesn't require the drive back into Charlotte.

What to watch before you commit

Don't assume every Stanly County listing is a deal just because the county median is low. Pull comps specific to Forest Hills or Anderson Heights, not the county as a whole, since prices vary block to block just like anywhere else. 59 days on market is the current average, something I'd confirm before you write an offer, since county-wide numbers can hide a lot of variation between an established neighborhood and one still building out.

If Stanly County's price point still doesn't quite fit your commute needs, it's worth comparing against what a similar budget gets you elsewhere in the Charlotte Metro. My recent post on what repairs actually pay off before listing in Marvin gives a sense of what buyers are paying for in a higher-priced market, and my earlier look at whether Stanly County is still a smart first rental property in 2026 is a good next read if you're weighing this as an investment instead of a primary home. If growth and road construction elsewhere in the Charlotte Metro are shaping your timeline, I also cover that in what the Pine Oak and Waxhaw-Marvin Road construction means for your move.
