Marvin Market Pulse: What 7.40% Mortgage Rates Mean for $1 Million Homes

Marvin homes are still selling close to list price, and they are selling a little faster than a year ago, but the mortgage rate jump is changing what buyers can afford each month. Freddie Mac's 30-year rate was 7.40% on October 8, 2026. On a $1 million loan, that is about $251 a month more than two weeks ago.

Quick Answer: Canopy MLS shows the median Marvin home sold for $1,200,000 in August 2026, after 54 days on the market. Homes sold for 98.2% of list price. Jennifer Ledford of The Ledford Group at eXp Realty tells Marvin sellers to price from the last 30 days of sales, and tells buyers to compare monthly payment, not just price.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. Marvin is one of my lead markets. Here is what the data says today, and what I would do with it.

What do the latest Marvin numbers show?

These are Canopy MLS' figures for August 2026, the latest full month I could find.

The median sale price was $1,200,000. A total of 3 homes sold. The median home took 54 days to sell, three days faster than last year. Homes sold for 98.2% of list price.

Marvin is a small market. Still, the picture is steady. Compare that with Fort Mill, where homes took 63 days and prices fell 8.4%. Marvin is holding up better, at least for now.

What did 7.40% do to the payment?

Rates have moved fast. Freddie Mac's weekly average was 7.03% two weeks ago, 7.28% on October 1, and 7.40% on October 8.

Here is an example. It is math, not a quote. Say you put 20% down on a home that costs about $1.25 million. That leaves a loan of about $1 million. Principal and interest only, on a 30-year fixed loan:

- At 6.34%, about $6,216 a month. - At 7.03%, about $6,673. - At 7.28%, about $6,842. - At 7.40%, about $6,924.

That is $251 more than two weeks ago, and $708 more than at 6.34%. Taxes and insurance are extra. Your lender will quote your real rate.

What should Marvin buyers do right now?

Ask what the seller will do on rate. A seller can pay for a rate buydown, which lowers your interest rate for a set time. On a loan this size it can be worth real money. Ask your lender to price it.

Know your neighborhood. Marvin's new construction communities include Sage at Marvin and Marvin Commons, and The Preserve at Marvin offers an established-home option. HOA rules, lot sizes, and builder terms differ, so compare them in writing.

Check water, sewer, and school assignment by address. Marvin Ridge High, Marvin Ridge Middle, and Marvin Elementary serve parts of Marvin, and assignments depend on the address. Confirm with the district before you count on a school.

I work with buyers under the Committed Client Method. You sign a buyer agreement first, I give you full representation, and I tell you plainly when a price is too high.

What should Marvin sellers do right now?

Marvin buyers have choices, and they are watching the monthly payment. That makes pricing the biggest decision you will make.

The first 14 days on market set the tone. If your home sits, buyers start to wonder why. I price from homes that sold in the last 30 days and the competition that is active today, not from the number a seller hopes for.

What is it like to live in Marvin day to day?

Marvin has little commercial development, and that is on purpose. Most errands mean a short drive. Stonecrest Shopping Center, anchored by Whole Foods, is about 5 to 10 minutes away. Marvin Efird Park has walking trails and open green space. Life Time Ballantyne is the area's largest fitness club, with a pool, spa, and tennis.

Where does this leave Marvin?

Marvin is holding steadier than some nearby markets. The rate is the part to watch. You can reach me at 704-607-6996. If you'd like a value estimate first, the tool is here: https://the-ledford-group.com/home-value?utm_source=blog&utm_medium=blog&utm_campaign=2026-10-09-marvin-blog

Frequently asked questions

Is Marvin NC a buyer's or seller's market right now? It is closer to balanced than a year ago. Redfin shows homes sold for 99.0% of list price in August 2026 after a median of 43 days, and 34.4% of homes had a price drop. Buyers can negotiate, but a well-priced home still sells.

How much did mortgage rates rise? Freddie Mac's 30-year average went from 7.03% to 7.28% to 7.40% between mid-September and October 8, 2026. On a $1 million loan, principal and interest rose about $251 a month in two weeks.

What is the median home price in Marvin? Redfin shows $1,249,173 for August 2026, about flat from a year earlier. Marvin has few sales each month, so the median can swing. Ask your agent for sold homes in your price range and area.

Should I wait for rates to drop before buying in Marvin? Nobody can predict rates. Lower rates can bring more buyers, which can push prices up, so waiting does not always save money. Compare your real monthly payment now and decide what you can live with.
