The Preserve at Marvin is a neighborhood of established homes built between 2014 and 2019, on lots that average 0.70 acres, according to Palmetto Park's neighborhood data. For a luxury buyer who does not want to wait on a builder, or who has seen new construction prices climb, it is worth a look.
Quick Answer: The Preserve at Marvin gives buyers an established-home option in Marvin, NC, with homes built from 2014 to 2019 and an average lot of 0.70 acres, per Palmetto Park. Recent sales ran from $855,000 to $1,500,000. Jennifer Ledford of The Ledford Group at eXp Realty tells buyers to compare sold homes first and read the HOA documents before touring.
I'm Jennifer Ledford with The Ledford Group at eXp Realty. Marvin is one of my lead markets. I have written about Broadmoor at Marvin and Heritage at Marvin earlier this month. Both are new construction. This one is for the buyer who wants a home that already exists.
What is The Preserve at Marvin?
It is a residential neighborhood in the Marvin area of southern Union County. Some listing sites file it under a Waxhaw mailing address, so search both names if you are looking online.
Canopy MLS sales data through August 27, 2026, shows:
- Homes built between 2014 and 2019, with a median year built of 2017.
- An average lot size of 0.70 acres.
- Walking trails as a community feature.
- Schools listed as Marvin Elementary, Marvin Ridge Middle, and Marvin Ridge High.
The page did not list an HOA fee, so I cannot give you one. Ask for the HOA documents before you tour.
How much do homes cost at The Preserve at Marvin?
Palmetto Park shows seven recent sales between $855,000 and $1,500,000. One home was listed at $1,449,000 and marked pending when I checked.
That is a small sample, and it is a wide range. Size, finishes, and lot all matter. The listing prices on the site also differed slightly from the sold table for a few homes, so I would treat every figure as a starting point, not a quote.
Why would a buyer pick an established home over new construction?
Here are the reasons I hear most.
You can move sooner. A home that exists can close in weeks. A new build can take many months from contract to keys.
You can see what you are buying. The trees, the driveway, the way light hits the back porch are real. You are not looking at a model home.
The price can be easier to compare. Sold homes in the same neighborhood give you a real number. New construction prices move with options and lot premiums.
There are trade-offs. A home built in 2017 is now about nine years old, so the builder warranty is likely over. Ask about the age of the roof, the HVAC system, and the water heater. Ask for the last service records.
What should I check before I tour a Preserve home?
I use this list with every Marvin buyer.
- The HOA documents, including fees, rules, and any pending assessments. - Septic or public sewer, and well or public water. Ask Union County Public Works before you assume. - A survey of the lot. At 0.70 acres on average, boundaries and easements matter. - Sold homes from the last 30 to 90 days, along with active listings. - The school assignment for the exact address, from Union County Public Schools. Assignments can change.
What is nearby?
Marvin has little commercial development, and that is on purpose. For daily errands, Stonecrest Shopping Center, anchored by Whole Foods, is a short drive. Marvin Efird Park has walking trails and open green space, and Cane Creek Park in Union County has more than 1,000 acres for hiking and fishing.
Test the drive yourself. Leave from the address at your normal hours.
How do I buy here with a plan?
My process is the Committed Client Method. That means full representation and a signed buyer agency agreement before I open a door. I pull the sold homes, read the disclosures with you, and tell you what I think the home is worth before we write an offer.
