Matthews and Stallings Market Pulse: Prices, Days on Market, and Road Projects Heading Into October

Matthews homes are selling at about 99.5% of list price, but they are taking 8 days longer to sell than a year ago, and the median price is down. Rates rose to 7.40% on October 8. Two road projects are also in the news, and both are years from finished.

Quick Answer: Canopy MLS shows the median Matthews home sold for $592,190 in August 2026, down, after a median of 36 days on market. Jennifer Ledford of The Ledford Group at eXp Realty tells Matthews and Stallings buyers and sellers to plan around today's payment, and to treat NC-51 and Idlewild Road changes as long-range, not next month.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. I work with buyers and sellers in Matthews, Stallings, and the rest of Union and Mecklenburg Counties. One note on the data: Redfin reports Matthews separately, and I could not find a verified Stallings-only figure, so the numbers below are Matthews.

What do the latest Matthews numbers show?

These are Canopy MLS figures for August 2026.

The median sale price was $592,190. A total of 81 homes sold. The median home took 36 days to sell. Homes sold for 98.8% of list price.

The picture is a market with fewer sales, slower sales, and slightly lower prices, but buyers still pay close to list when the price is right. A third of Matthews homes sold above list, so well-priced homes still draw offers.

What did rates do to a Matthews payment?

Freddie Mac's 30-year average was 7.03% two weeks ago, 7.28% on October 1, and 7.40% on October 8.

Here is an example. It is math, not a quote. Put 20% down on the median home, and the loan is about $395,700. Principal and interest only:

- At 6.34%, about $2,460 a month. - At 7.03%, about $2,641. - At 7.40%, about $2,740.

That is about $280 more than at 6.34%. Taxes and insurance are extra, and your lender will quote your real rate.

What is happening with NC-51 and Monroe Road?

The Matthews Board of Commissioners held a special meeting on Monday, September 28, 2026, at 5:30 p.m. about a redesign of the Monroe Road and NC-51 intersection, a design called a continuous flow intersection. NCDOT's project U-5763 would widen NC-51 from four lanes to six. The timeline I found is design in 2027 and right-of-way purchases in 2029. There is no construction date.

Nothing changes on your commute this year. If you are buying near NC-51, check NCDOT's project pages for that address.

What about Idlewild Road?

WCNC reported that Matthews plans to widen Idlewild Road and build another roundabout near the I-485 interchange. Town leaders voted to accept $9 million from Pappas Properties, the developer behind the Santé Matthews project, to help speed up NCDOT's work. The report said NCDOT planned property purchases starting in 2026 and construction in 2028, and that the developer money could move the project up by about two years.

I could not find a date on that article, so I cannot tell you the current schedule. Ask the Town of Matthews for the latest before you plan around it.

What should Matthews and Stallings sellers do right now?

Price from sold homes. Homes are taking a little longer, so the first 14 days matter more. I build pricing from what sold in the last 30 days and the competition that is active today.

Know your neighborhood. Callonwood, Twelve Parks, and Crismark each sell differently, as do homes in Stallings' newer areas. Matthews Elementary, Stallings Elementary, Crestdale Middle, and Providence High serve parts of the area, and assignments depend on the address, so verify with the district.

What should Matthews and Stallings buyers do right now?

Get a written rate quote before you tour. Ask whether the seller will pay for a rate buydown or closing costs. Look at days on market and price drops.

For daily life, Downtown Matthews has independent shops and galleries. The Matthews Community Farmers Market runs Saturday mornings on Trade Street. Squirrel Lake Park has a lake, a walking trail, and disc golf, and Santé is a downtown restaurant popular for date nights.

Where does this leave Matthews and Stallings?

The road projects are worth watching, but the rate is the number that changes your budget. You can reach me at 704-607-6996, or start with a value estimate here: https://the-ledford-group.com/home-value?utm_source=blog&utm_medium=blog&utm_campaign=2026-10-09-matthews-blog
