Nation Ford or Fort Mill High: Do School Lines Change Home Prices?

I couldn't find a published dataset that splits Fort Mill home prices by high school zone. So I can't tell you that one zone costs more than another, and I'd be wary of anyone who does without showing sold homes. What you can do is check the zone for each address, then compare closed sales.

Quick Answer: Fort Mill School District 4 has three high schools: Fort Mill High, Nation Ford High, and Catawba Ridge High. U.S. News ranked them 8th, 12th, and 18th in South Carolina in August 2026. How many high schools does Fort Mill have?

Three. The district lists Fort Mill High at 215 N. US 21 Bypass, Nation Ford High at 1400 AO Jones Blvd, and Catawba Ridge High at 1180 Fort Mill Parkway. So the choice isn't only Nation Ford or Fort Mill High.

How are the schools ranked?

U.S. News published its 2026 rankings on August 18, 2026. Fort Mill High was 8th in South Carolina, Nation Ford 12th, and Catawba Ridge 18th. A year earlier they were 9th, 10th, and 11th.

Enrollment was 2,115 at Fort Mill High, 1,921 at Nation Ford, and 1,704 at Catawba Ridge. Graduation rates were 98%, 94%, and 95%. The college readiness index, which is the heaviest factor in the rankings, was 50.2, 40.9, and 40.6. According to the Fort Mill Sun, that index reflects how many students take and pass AP and IB exams.

Rankings measure one thing. They don't tell you which school fits a particular student.

What does each school offer?

Fort Mill High opened in 1930. Its teams are the Yellow Jackets, its marching band has won 24 South Carolina state championships, and it was named a National Blue Ribbon School in 2004 and 2018, according to Wikipedia. Nation Ford opened in 2007, and its teams are the Falcons. It offers more than 200 courses, including AP, dual credit, honors, and applied technology.

Do school lines change home prices?

I haven't seen proof either way, so here's what I can say. Redfin shows a Fort Mill median sale price of $526,651 for August 2026, down 8.4% from a year ago. Homes took a median of 63 days to sell, up 10 days, and sold for 98.8% of list price. About 40.3% had price cuts.

The median fell while price per square foot rose 11.8% to $227. That tells me the mix of homes sold changed. A median can't isolate one factor like a school zone.

How do I compare two zones?

Pick two neighborhoods you like, such as Baxter Village and Regent Park. Pull closed sales from the past six months for homes of similar size and age. Compare price per square foot, days on market, and the sale-to-list ratio. If the gap holds up across several sales, it means something. I can run those comps for you.

How do I find the school for an address?

Fort Mill School District 4 says students attend based on legal residence and provides an online school locator. Don't rely on a listing's school field. The district accepts a deed, a closing statement, a tax receipt, or a lease as proof of residency, and it doesn't accept utility bills.

What else is nearby?

Baxter Village has a walkable town center, and Walter Y. Elisha Park and the RiverWalk along the Catawba River give you trails and open space. Local Dish and Hobo's are two downtown restaurants people mention often.
