What do the latest Weddington numbers show?

These are Canopy MLS' figures for August 2026, the latest full month I found.

A total of 16 homes sold, up. The median home took 47 days to sell. Homes sold for 98.3% of list price on average.

Weddington sells a small number of homes each month, and a few large sales can swing the median a long way. Ask for sold homes near your address instead.

Homes are selling, but buyers are taking more time and are not paying over asking as a rule.

What did rates do to a Weddington payment?

Freddie Mac's 30-year average was 7.03% two weeks ago, 7.28% on October 1, and 7.40% on October 8.

Here is an example. It is math, not a quote. Say you buy a $1.2 million home with 20% down. The loan is $960,000. Principal and interest only:

- At 6.34%, about $5,967 a month. - At 7.03%, about $6,406. - At 7.40%, about $6,647.

That is $241 more than two weeks ago. Taxes and insurance are extra.

What is on the Weddington town calendar?

The Town of Weddington's website lists two dates that matter for homeowners.

Town Council meets Monday, October 12, at 7:00 p.m. at Town Hall. I could not find a posted agenda when I checked, so look at the town's Agendas and Minutes page before the meeting.

A second public engagement meeting on a town park is Monday, October 19, from 6:00 to 8:00 p.m. at Town Hall. The town's site says LaBella will report on public feedback about building a town park. Some earlier notes listed a Saturday date, so confirm with the town before you go.

A park has not been approved, and the town's site gave no design details. The town also posted a notice titled "Clarification from Mayor and Council" on September 22, and I could not read the full text. Please read it yourself on the town's website.

What should Weddington sellers do right now?

Buyers are shopping the monthly payment and they have time. Three things matter most.

Price from sold homes. The first 14 days on market set the tone. A home that sits tends to chase the market down. I build pricing from what sold in the last 30 days and the active competition.

Match your price to your neighborhood. Weddington Preserve, Weddington Heritage, Providence Place, and Atherton each sell differently, so one rule of thumb does not work across town.

What should Weddington buyers do right now?

You have more leverage than last year. Ask about days on market and price drops. Ask whether the seller will help with a rate buydown, which lowers your rate for a set time. Get a written rate quote before you tour.

Weddington's school options include Weddington High and Weddington Middle. Assignments depend on the address and can change, so verify with the district. For daily life, Weddington Swim & Racquet Club has tennis, pickleball, and an outdoor pool.
