Providence Place in Weddington: What Makes It Different, and Who Ends Up There?

Providence Place is one of the Weddington neighborhoods where the land often matters as much as the house. The public listing information I found describes larger lots and homes built over several decades, so the right way to look at it is lot by lot, not as one price tag.

Quick Answer: Providence Place is a Weddington, NC neighborhood that public listing summaries describe as larger-lot, with many homes built in the 1980s and 1990s, some newer, and few shared amenities. Jennifer Ledford of The Ledford Group at eXp Realty tells luxury buyers to treat it as a lot-by-lot decision, and to pull current sold homes from the MLS before deciding what a home there is worth.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. I work with luxury buyers in Weddington, Marvin, and South Park. Buyers who come to me wanting space often start with the newer communities and then ask about the older ones. Providence Place is a good example of the second group.

What kind of neighborhood is Providence Place?

I want to be careful here. The public sources I found were thin and, in places, disagreed with each other, so I'm not going to give you a price range, a home count, or an HOA fee. You should get those from the MLS and the neighborhood's own records.

What the listing summaries I reviewed agree on is this. The lots are large. One summary puts the average around 1.85 acres, with some from about an acre to nearly six. The homes were built across a wide span of years, with a lot of them from the 1980s and 1990s and some newer. There's no clubhouse or large shared amenity package listed. Features like pools, garages, and pond views belong to individual homes.

Treat all of that as a starting description, not as fact about any one home.

How is this different from a newer Weddington community?

Newer communities tend to come with a set of shared features and a clear set of rules. Providence Place, from what I can tell, is a different kind of purchase. You are choosing a lot and a house, and you may be choosing a home that is a few decades old.

That has real upsides. Some buyers like the room between neighbors. Established trees and mature landscaping can't be bought from a builder. And an older home on a big lot can be updated or, in some cases, rebuilt to your own plan.

It also has things to check. Age means the roof, windows, heating and cooling, and plumbing deserve a careful look. A large lot means more to maintain. If the home has a septic system or well, ask what the inspection and records show. And if you want to add a pool, a garage, or a guest suite, check the Town of Weddington's rules for that lot first.

What should I check before I make an offer?

- The deed restrictions and any HOA. I could not confirm whether Providence Place has a formal HOA. Ask for the covenants, if any, and what they limit.

- The sold homes. Ask me for sales from the last 6 to 12 months, adjusted for lot size, age, and updates. Public estimates swing widely with lots this varied.

- The lot itself. Get the survey. Look at drainage, easements, and where the usable land sits.

- The house systems. Roof age, septic or sewer, well, and heating and cooling.

- School assignment. Weddington High and Weddington Middle serve many Weddington addresses, but assignments can change. Confirm the one for a specific address with Union County Public Schools.

What does daily life around it look like?

Dinner is easy to plan around. 131 MAIN is a go-to for special occasions, and Little Mama's Italian is a casual favorite. For sports and recreation, Weddington Optimist Park has 50 acres of fields.

Buyers weighing Providence Place often look at other higher-price Weddington options too, like Weddington Heights, Lake Providence, and Weddington Heritage. Each has its own lot sizes, homes, and rules, so don't assume one tells you about another.

Frequently asked questions

Is Providence Place in Weddington, NC?

Public listing information places Providence Place in the Weddington area of Union County, with a 28104 ZIP code. Confirm the exact municipal boundary for any address, because town and county rules can differ.

Does Providence Place have an HOA?

I could not confirm that. Ask for the deed restrictions and any covenants for the specific property, and have your closing attorney review them.

How much do homes cost in Providence Place?

Public sources I found disagree, so I won't quote a number. Ask for a current list of sold homes from the MLS, adjusted for lot size, age, and updates.

Is Providence Place a good fit for a luxury buyer who wants space?

If you want larger lots and are comfortable with older homes or a renovation, it's worth a look. Compare it with newer Weddington communities and check the house systems and lot details before you offer.
