If you're selling a home in Weddington this fall, the September national sales report points to one thing: buyers have more homes to pick from and more time to decide, so price and condition carry more weight than they did a year ago. In Weddington itself, homes sold in a median of 62 days in September 2026, up from 42 days a year earlier, according to Redfin.
Quick Answer: The National Association of REALTORS® reported on October 13, 2026 that September home sales rose 1.5% from August, while homes for sale reached the highest level since November 2019. For Weddington sellers, that means pricing on recent local sales, not last year's. Jennifer Ledford, a Charlotte-area REALTOR with The Ledford Group at eXp Realty, builds that price from real data before a home lists.
I'm Jennifer Ledford with The Ledford Group at eXp Realty, and Weddington is one of my lead markets. Every month a new national report comes out, and sellers ask me the same thing: does this apply to my house?
Part of it does. Part of it doesn't. I'll sort out which is which.
What did the September national report say?
The National Association of REALTORS® (NAR) released its September numbers on October 13, 2026. These are the figures a seller should know:
- Existing-home sales ran at a 3.99 million annual pace, up 1.5% from August and down 2.2% from September 2025.
- The national median price was $417,500, up 1.3% from a year ago.
- There were 1.60 million homes for sale, up 4.6% from a year ago. That works out to 4.8 months of supply.
- The typical home took 33 days to sell, up from 31 days in August.
- Freddie Mac's 30-year mortgage rate averaged 6.86% in September, up from 6.67% in August and 6.35% a year earlier.
Inman's coverage of the release adds that only 16% of homes sold above list price, down from 21% a year ago.
NAR chief economist Lawrence Yun put the seller's side of it this way: "Higher inventory and lengthening days on market give buyers improved negotiating power." Inman reports that Yun also told sellers to price realistically for local conditions, and that discounts and incentives may be needed in some cases.
Do the national numbers apply to Weddington?
Only in direction. The national median price is $417,500. The median in Weddington is nearly three times that, so a national average can't tell you what your home is worth.
What it does tell you is the mood. More homes for sale and slower sales are showing up here too, and across the Charlotte region. Canopy Realtor Association data for August 2026, reported by Hoodline on October 1, shows 3,560 closed sales across its 16-county area, down 8.7% from a year earlier, with 3.7 months of supply. That report doesn't break out Weddington, so I use it for direction only.
What are the Weddington numbers right now?
Canopy MLS's Weddington page shows these figures for September 2026:
- Median sale price: $1,575,827.
- Homes sold: 7.
- Median days on market: 35.
- Sale-to-list price ratio: 96%
- Homes sold above list price: 18.2%, down 4.7 points.
Read those together. More homes closed than a year ago, so buyers are still buying. The median price is higher. But the sellers are getting a little less of their asking price.
How do today's rates change who can buy my Weddington home?
Trading Economics shows the 30-year fixed rate at 7.40% on October 8, 2026, up from 7.28% the week before. That page calls it the seventh weekly increase in a row and the highest level since November 2023. Inman reports that Yun said buyers should treat rates at or slightly above 7% as the new normal.
Here's the math on a $1.2 million home with 20% down, which makes a $960,000 loan. These are principal and interest only, on a 30-year fixed loan:
- About $6,647 a month at 7.40%.
- About $6,568 a month at 7.28%.
- About $5,942 a month at 6.3%, close to where rates stood a year ago.
That's roughly $705 more a month than a year ago, before taxes, insurance, and HOA dues. This is an example, not financial advice. A lender can give your buyer the real number.
Your buyer is doing this math. Someone who could stretch to your price at 6.3% may not be able to at 7.4%. That's why pricing from last year's sales can cost you showings.
Nobody knows where rates go from here, and I won't pretend to.
What should I list my Weddington home for?
List it at the price recent, similar sales support. That sounds obvious. The hard part is "similar."
Weddington isn't one market. A sale in Weddington Preserve doesn't automatically set the price for a home in Bromley or Hadley Park. Lot size, age, a finished lower level, a pool, and the HOA all move the number. I compare homes on those things, and I use sales from the last 90 days first.
Then I look at what's happening to the homes that haven't sold. Active listings that sit tell me where buyers stopped.
The first 14 days on the market set the tone for the whole sale. In my experience, sellers who follow a data-backed price tend to close at or above it. Sellers who override it tend to chase the market down with price cuts, and a cut later makes buyers wonder what's wrong with the house.
Pricing high to "leave room to negotiate" works against you in a market where only 18.2% of homes are selling above list.

What does a 62-day market look like week by week?
Days on market generally measures the time from listing until a home goes under contract, so a contract is not a closing. Add the due diligence period and closing time on top.
If the median home takes about two months to get a contract, I plan around that without assuming mine will be the median. Days 1 to 14 are showings and feedback. If the showings are strong and offers are quiet, we look at terms. If the showings are slow, we look at price and photos right away, not in week six.
Days 15 to 30 are for comparing. I check what sold, what went under contract, and what new homes listed near yours. Buyers compare your home to those, even if you don't.
By day 45, a home with no offer needs a real conversation about price and terms, with the data in front of us. I'd rather have it in week three than watch the home age on the market.
Should I wait until spring to list?
I can't tell you what rates or prices will be in March. Nobody can.
Here is what I can tell you. Fewer homes list in late fall and winter, so yours may face less competition. Fewer buyers shop then, too. I don't have a number that says which effect wins, and I'd be guessing if I gave you one.
Waiting also has a cost. You carry the mortgage, taxes, insurance, and upkeep for months. If you're moving for a job, selling after a divorce, or settling an estate, Inman reports that Yun sees those sellers having a harder time in this market. A fixed date takes some of your choices away.
If you have a firm date, work backward from it. If you don't, run the numbers both ways: sell now at today's price, or hold and pay the carrying costs. Then pick the one you can live with.
What can I do to help a Weddington home sell in a slower market?
Here's the list I walk sellers through:
1. Get a pricing review built on sales from the last 90 days, with like-for-like comparisons.
2. Fix what an inspection will find. Buyers often ask for a credit for every item the inspection finds.
3. Decide your terms before you list. Ask your agent to run the numbers on a price cut versus a closing credit versus a rate buydown. The monthly payment can be the real deciding factor for a buyer at 7.4%.
4. Show what buyers ask about. Weddington buyers want to know about the lot and the survey, and they ask about the weekend life around it. Weddington Optimist Park, Cane Creek Park, Downtown Waxhaw's Main Street, and dinner at 131 MAIN Restaurant or Ilios Noche are the places that come up.
5. Have school assignment information ready. Weddington High, Weddington Middle, and Ardrey Kell High come up in buyer questions. Assignments can change, so I never promise one. Buyers should check the address in the Union County Public Schools "What School Do I Attend?" tool.
6. Plan the first 14 days. Photos, showings, and the first open weekend should all be ready on day one.
The commute matters too. Buyers ask about Providence Road (NC-16), I-485, and the drive to Ballantyne Corporate Park. Know your own drive times at 7:30 a.m. and 5:30 p.m. before they ask.
How do I work with sellers in this market?
My process is the Committed Client Method. That means full representation, a signed listing agreement on both sides before the work starts, and a price built on real numbers instead of hope.
Before your home lists, I show you the data behind the price. If the data says your number is too high, I tell you, and I explain why. You make the call. I want you to make it with the facts in front of you.

Frequently asked questions
Should I lower my price if my Weddington home isn't selling? If a home has few showings in the first two weeks, price is the first thing I check, then photos and condition. A cut should follow current comparable sales, not a guess. A small cut rarely fixes a large gap between the list price and what buyers will pay.
Do I need to offer closing credits to sell in Weddington? Not always, but buyers have more room to ask. Only 18.2% of Weddington homes sold above list price in September 2026, according to Redfin, and NAR's Lawrence Yun said discounts and incentives may be needed in some markets. Ask your agent to compare a price cut, a closing credit, and a rate buydown before you list.
