What Does a Buyer Actually Get for the Money in Weddington Heights?

Full brick estate home with mature trees on a large lot in Weddington NC

If you're looking at Weddington Heights, you're generally looking at large full-brick homes on lots close to an acre, built between about 1999 and 2008. The main thing you get for the money is space, both inside the house and around it.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. Weddington Heights is one of the higher-priced Weddington neighborhoods, and buyers often ask me what a specific budget really buys there. Here's what the public information shows, and what I'd check before you tour.

Quick Answer: Weddington Heights is an established neighborhood of custom-style homes near Providence Road, Weddington Road, McKee Road, and I-485. According to public neighborhood listings, homes run about 3,300 to more than 6,000 square feet on lots of roughly 0.92 to 0.96 acres, and the neighborhood was built between 1999 and 2008. Jennifer Ledford of The Ledford Group says you should confirm current sales with a local agent before you set a budget.

What kind of homes are in Weddington Heights?

According to HousesInCharlotte, homes were built between 1999 and 2008, mostly full brick, sometimes with stone or hard stucco accents. Lots are about 0.92 to 0.96 acres. Custom builders including Holevas and Holton are named as builders in the neighborhood.

Neighborhoods.com lists sizes from 3,851 to 6,081 square feet, with 4 to 7 bedrooms and 4 to 6 bathrooms. These sources don't give a date for their sales data, so treat the numbers as a picture of the neighborhood, not today's prices.

The look is quiet and wooded, with mature trees and deep setbacks from the street. Most homes have private outdoor space instead of a community clubhouse.

What does it cost?

Neighborhoods.com lists a median sale price of $1,020,000, with closed sales ranging from $890,000 to $1,185,000. Please treat that as a starting point. I'd pull the most recent closed sales in the neighborhood before you write an offer.

For context on all of Weddington, Redfin reported a median sale price of $1,369,094 for August 2026, up 33.6% from a year earlier. A city median can jump a lot from month to month when the number of sales is small, and it includes newer and larger homes on bigger lots. That gap is one reason a neighborhood-level look matters.

How is it different from other Weddington neighborhoods?

Weddington has a range. The Falls at Weddington, Brookhaven, High Gate, Hadley Park, Atherton, and Bromley are different in age, lot size, and feel. Weddington Heights sits in the higher-priced group with Lake Providence, Weddington Heritage, and Providence Place.

What sets it apart is the mix of an established home age with a lot size near an acre. A 20-year-old home means you'll want a thorough inspection of the roof, HVAC, and systems, but it also means the trees, landscaping, and lot are grown in, which new construction can't offer yet.

What should you check before you buy?

Inspect the big systems. On homes from 1999 to 2008, ask for the age of the roof, HVAC units, water heater, and any stucco or siding. Larger homes often have more than one HVAC system.

Ask about HOA fees and rules. One listing site shows association fees, but I wouldn't rely on it. Get the current dues and covenants from the HOA directly.

Confirm the school assignment. Union County Public Schools sets it by address. Weddington schools include Weddington High and Weddington Middle, but assignments can differ by address, so verify the exact one for any home before you count on it.

Drive it at rush hour. I-485 and Providence Road are close, which is convenient, but check the routes you'd actually take to work or the airport.

What's nearby?

Dinner options include 131 MAIN Restaurant and Little Mama's Italian, and Downtown Waxhaw's Main Street shops are about 10 minutes from many Weddington neighborhoods. Weddington Optimist Park has 50 acres of ball fields, and Cane Creek Park has more than 1,000 acres of trails and fishing.

What about selling?

If you own in Weddington Heights and you're curious about your number, you can start with a home value report at https://the-ledford-group.com/home-value?utm_source=blog&utm_medium=blog&utm_campaign=2026-09-29-weddington-blog. I'll compare it to recent closed sales, not to a listing that never sold.
