What Union Grove's Bonterra-Built New Construction Actually Offers First-Time Buyers

Single-family home in the Union Grove neighborhood of Indian Trail, NC

Union Grove already sold out its original new-construction phase. For first-time buyers, that's not bad news, it just changes what you're actually shopping for.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. In my 10+ years working the Charlotte Metro, Indian Trail has become a growth market I watch closely, especially for first-time buyers trying to figure out where their money goes furthest without giving up quality.

Quick Answer: Union Grove in Indian Trail was built out by Bonterra Builders and Taylor Morrison between roughly 2016 and 2018, and the original new-construction phase has sold out. What's available now is resale inventory in an established, amenity-rich community, ranging from about 1,662 to 3,305 square feet, with Indian Trail's broader market generally priced between $380,000 and $700,000. I'm Jennifer Ledford, top 3% among 18,000+ Charlotte-area agents, and here's what that actually means if you're a first-time buyer.

Why "sold out" is actually a good sign here

When a builder sells out a community, it usually means the demand was real, not manufactured by a sales office. Union Grove's original phase is done, but that leaves you with something a lot of true new construction can't offer, an established neighborhood where the landscaping has matured, the clubhouse and pool are already built and running, and you can see exactly how the community has aged instead of trusting a rendering.

The homes themselves come in two-story, ranch, and 1.5-story floor plans, so there's real variety depending on whether you want single-level living or more square footage for a growing family. As a first-time buyer, that resale flexibility often matters more than being the very first owner.

What Union Grove actually offers day to day

The amenities are the real draw for a lot of first-time buyers here. Union Grove has a central clubhouse, an outdoor pool, and a fitness space, plus a dog park, playground, pickleball courts, and walking trails around a pond with a fountain. Tree-lined streets with streetlights make evening walks an actual option, not just a listing description.

I've helped 250+ buyers and sellers in the Charlotte Metro navigate exactly this kind of decision, and first-time buyers consistently underestimate how much amenities like these matter until they're living without them. A pool and clubhouse you can walk to changes how you spend a Saturday. It's a real quality-of-life upgrade over a starter home with no shared space at all.

If you're comparing Union Grove to Indian Trail's other new-construction options, Rushing Park is still actively building right now if being the first owner matters to you, and Moore Farm offers a different builder mix and price point. Heritage is the more established option outside Union Grove if you want a similar resale feel in a different part of town.

Schools and the honest amenity picture

Families here fall within the Porter Ridge school cluster, with Porter Ridge High and Porter Ridge Middle both located on Ridge Road in Indian Trail. Elementary zoning depends on your specific street, so confirm the lines before you fall in love with a house, but Indian Trail families are commonly zoned among schools like Poplin Elementary depending on location.

I'll be straight with you the way I am with my own clients. Indian Trail's restaurant and retail scene is still catching up to its population growth. Most residents head to Waxhaw, about 15 minutes away, or the Matthews corridor for a bigger night-out selection. What Indian Trail does have is real outdoor infrastructure. Crooked Creek Park offers an ADA playground, splash pad, dog park, and an 18-hole disc golf course, and Chestnut Square Athletic Facilities covers basketball, volleyball, and lighted tennis and sand volleyball courts. For a first-time buyer on a budget, that trade, newer construction and real park access for a lower price point than neighboring markets, is a knowing one, not a compromise.

If Weddington or South Park has also been on your radar for comparison, here's what a Saturday actually looks like in South Park so you can see the tradeoff against a more walkable, higher-priced market.
